Cyprus is the number two holiday destination for the British. There are around 400,000 online searches for Cyprus holidays every month. Spain slips into 3rd place in world ranking tourism numbers

Spain has been knocked out of second place by the USA in the world ranking for tourism numbers. The USA saw a 3.7% rise as 58 million foreigners crossed its shores in 2008. Spain's tourist numbers fell by 2.6% to 57.4 million. Spain now sits in 3rd place.

Spain has also long been number two for income from tourism, with the USA top and France third. North America is now in second place for both.

The World Tourism Organisation warned before the end of 2008 that both Europe and the Americas – North, South and Central – would be adversely affected by the crisis in terms of income from holidaymakers.

In total, 924 million people travelled abroad last year, which was 2% more than in 2007.

Worldwide tourism numbers are expected to fall by 3% in 2009.

Property owners in Spain watch closely as Spanish mortgage interest rates rise

The Euribor (the rate used to calculate mortgage payments in Spain) has fallen rapidly to it's lowest level in history, however new figures have revealed that the average mortgage interest rate used by banks to calculate mortgage repayments were still rising.

The average mortgage interest rate in January 2009 had risen by approx. 10% to 5.64% compared to last year. (source: National Institute of Statistics).

Spain doesn't escape the cold weather

This weekend and early next week sees 30 Spanish provinces put on alert for rain and snow storms. A cold front is sweeping across the country and the Costa Blanca could see temperatures drop by as much as 12 degrees.

The provinces expected to be mostly affected are Albacete, Alicante, Barcelona, Castellón, Ciudad Real, Cuenca, Granada, Jaén, Lleida, Málaga, Murcia, Tarragona and Valencia.

Northern Spain is expected to see snow and provinces on the Atlantic coast will endure stormy seas. The cold snap is expected to recover on Tuesday when spring temperatures will return.

Owners of Carvoeiro holiday rentals excited about new entrance to village

Work has now started on the entrance road to the village of Carvoeiro, part of the redevelopment project which began in January.

The project will include refurbishment of the village’s roads and construction of a cycle path between Lagoa and Carvoeiro. Private owners of holiday villas in Carvoeiro are looking forward to offering holidaymakers the new cycle path as another activity available in this lovely resort village.

New telephone infrastructures, water drainage systems and electricity delivery methods will also be upgraded as part of the project. Work on the road is expected to last for around 3 months and will provide drivers and pedestrians with improved safety.

Road works along the Rua dos Pescadores are due to be completed by the end of March 2009. Once complete, works on the Rua do Barranco are due to start in April. Spain is still a favorite for holidaymakers waiting for the pound to power over the Euro

A recent survey showed that holiday makers are waiting to book their
holiday villas in Spain, based on the strength of the pound.

City traders and banking bodies are expecting sterling to make tracks
during April and increase against the Euro within 4weeks to last years
levels!

This is great news for owners of holiday rentals in Spain who have
seen a decline in bookings from the UK this year because of the weak
pound!

City analyst "Danial Gleeballs' said that it could be a very
interesting April in terms of an increase in Sterling against the Euro!

2009 looks bright for holiday rental owners

In a recent survey of 3,000 holiday makers it was found that 37% of travelers surveyed said they will holiday in a holiday rental home in the coming year, up from 34% in 2008.

How this will reflect on the Spain rental market is another story as a recent report showed that Spain had slipped from first place to fifth for the UK's choice of holiday destination, due to the weak pound against the Euro!

Lower household bills and Mortgages allowing holidaymakers to splash out!

According to Britain's biggest tour operator, TUI Travel, which owns the Thomson and First Choice brands, lower household bills and Mortgages are allowing holiday makers to start booking this summer 2009 holidays.

TUI Travel saw an increase in bookings and stronger customer demand over the past four weeks, in particular coming from the UK and Germany.

Peter Long, chief executive, said the flurry of bookings showed “the high degree of importance customers put on a holiday,” adding: “I think you’re seeing the effect of low interest rates on disposable income, plus lower food and energy bills.”

The company said that UK bookings in the last four weeks were 7 per cent lower than this time last year, an improvement on the 18 per cent fall for the year so far, and it had 14 per cent fewer holidays left to sell.

It said that the 17 per cent cut in charter capacity from the UK meant selling prices were up 10 per cent, with demand for non-euro destinations proving particularly popular. Recent bookings to Turkey are up 8 per cent, Egypt is up 18 per cent, while all-inclusive deals are up 13 per cent.

Mr Long said that, with reduced capacity and strong selling prices in most of its markets, he was confident of meeting load factor and margin targets.

TUI said it had also seen an improvement in winter bookings since early February, and its programme was now 90 per cent sold in all key markets, with booking levels in line with capacity reductions.

In the UK, the winter programme is 93 per cent sold and average selling prices in the last four weeks rose 11 per cent.

If you are a private owner thinking of buying a holiday home to rent, here's a few tips to get you started:


Be your customer
In order to know what your customers may want from a holiday home in the sun, you should try renting a holiday villa yourself. Make a list of the best and worst bits and try and incorporate these into plans for your own rental. Think about the amenities close by that you found useful and the ones you didn't have. Also think about what made the holiday home comfortable for you, for example, was there a TV with a good selection of channels (not everyone will rent your accommodation in the summer so there needs to be something to do during the colder days/nights), were there any board games, was there enough hot water - if you can get basics right, this could be the difference between a good holiday and a GREAT
holiday, thus a returning renter!



Be available and keep your customers informed
Nowadays holidaymakers want to be able to book their holiday home at the click of a button. Well, we know its not that easy, however you need to make it as easy as possible. Include your phone and mobile number on your advert, create an auto-reply email thanking the holidaymaker for their enquiry and explaining to them that you will return their email asap. Keep your customers (the holidaymaker) informed of availability and things going on in the resort. Why not keep the email address of everyone who has made an enquiry about your property and email them updates and special offers.


Your holiday rental is a business not a home
If you purchase a holiday home in the sun for renting, remember that on average private holiday home owners spend just four weeks out of the entire year at their property. Remember to think about appealing to the masses when deciding upon your home as this will make it easier to rent.
Think about what you would want from a holiday villa or apartment rental and then think about what your friends or other family members would want, then find some compromise and this should be the perfect holiday home rental.


Location, Location, Location
When booking a holiday villa or apartment in the sun, holidaymakers want the entire process to be as easy as possible and that includes when they get to the resort, so think about how long the journey is to the airport, how far from the beach and how far from bars and restaurants your holiday property is.


Really SELL your holiday rental
Make your holiday rental stands out from the rest by perhaps spending a little more on home comforts and furnishings. Think nice but practical. Leather furniture may sound excessive for a rental property however this is actually the easiest to keep clean!

Good news for Greek and Turkey holiday villa owners as EasyJet launches new routes

EasyJet has launched four new routes from Manchester Airport, including flights to Corfu, Athens, Bastia and Dalaman. These easyJet routes were originally due to commence operations in August but will now begin from May 21st.

It is believed that the routes are starting earlier than expected because of an aircraft order being ahead of schedule, whilst popular demand for Dalaman flights from Manchester has also influenced the decision.

As well as operating an additional aircraft from Manchester airport, easyJet is to increase the amount of cheap flights on offer to summer holiday destinations such as Malaga, Malta, Paphos and Tenerife.

Carly Brear, easyJet UK commercial manager, said: ‘Not only does our additional aircraft mean more jobs and more visitors to the region but, it means that customers in the North West can now take advantage of even more of easyJet’s famously low fares to the summer hotspots across Europe.’

Tenerife is still a top 5 choice for UK holiday makers

The Canary Islands enjoyed a 7.3% increase in passengers during the first month of 2009, which against other popular holiday destinations is great news for this Canary Island and private owners with holiday villas. Tenerife attracted 389,989 visitors.

The climate and attractions including water parks, Loro park are some of the attractions for holiday makers from the UK. More Brits than any other nationality visited Tenerife, followed closely by German and French visitors.

Even with fewer arrivals, the holiday villa and apartment rental industry has not been affected too badly.

Why not visit the Balearic Islands for your next family villa holiday?

Each of these four islands could be said to have a theme. Another Ryanair blow for British passengers!

British travelers are being charged more for Ryanair’s check-in charges because the no-frills airline assumes parity between the pound and the euro.

The fees are now the same in pounds as they are in euros, resulting in a ten per cent saving for Eurozone customers when you take into account the current exchange rate.

A spokesman for Ryanair said that the fees were not intended to penalise British passengers, but were designed to make the charges clear. He said: "We introduced the charges at a level of £5 or €5 to give passengers a clearer understanding of what the fees are."He added that Ryanair may reconsider its position if the pound strengthens significantly.

Private owners of holiday villas and apartments jump for joy at the sight of a Virgin!

Virgin Atlantic announced that it would like to begin flying to European countries direct from the UK.

Paul Charles, of Virgin Atlantic told The Daily Telegraph that he sees moving into European countries such as Spain, Portugal, Menorca, Tenerife and other popular holiday rental destinations as an obvious step for the airline. He said: "We would like to expand our network and it makes sense to go short-haul into Europe. Whether this comes through acquisitions or organic growth of the airline remains to be seen.” Mr Charles said any future Virgin European network would involve planes with a full-service business-class section. He added that it was too early to predict when Virgin's short-haul routes would begin and which cities the airline might target.

This is great news for private holiday rental owners as it would bring more competition to the flight market and help to drive prices back down. When EasyJet and Ryanair first came to the market offering no frills flights to popular holiday resorts, it prompted a massive boom in the holiday rentals market, however as fuel costs went up and airlines realised that they could not sustain their business models with such low costs, both airlines had to think of ways of clawing back profits, which they have done so with extra baggage charges and options for 'first on board' etc....

The short haul market needs a new player to shake it up and maybe Virgin are the ones to do this.........watch this space for more news that will affect private holiday rentals abroad.

Last minute holidays - villa and apartment bookings

Recent studies on the travel industry have shown that this year people are planning to hold back until the last-minute to make their holiday plans.

Over half of the UK’s population who intend on taking a holiday this year will be finalising the details from April onwards, an independent study commissioned by BLM Horizon has found.

54% of customers will book in April or later, 14% higher than figures surveyed only 6 months ago. The survey also found that:

- 40% of holidaymakers state they will spend less on their holiday plans.


- 27% will save money by cutting the length of their holiday, 45% by booking cheaper destinations and 43% by choosing all-inclusive deals.

- 19% state they will take less holidays this year (an increase of 11% since September) and 7% will not holiday abroad in 2009.

The survey was based on 1,000 survey respondents (a mix of package and independent holidaymakers) who travelled during 2008. Additionally, the ABTA estimates approximately 14 million uninsured trips abroad will be made this year to save on holiday costs, this includes holidays abroad, weekend trips abroad and some business trips.

Will villas in Marbella be affected by the credit crunch?

Will the credit crunch hit the more exclusive parts of Spain such as Marbella or will they ride this out. Paul Brown reports live from Marbella as the season begins to hot up!

-19th March - Here's a quick 'early season update' for villa holiday live from Marbella. I arrived in Malaga on Tuesday 17th March and went direct to our rented luxury villa which is located in the mountains of Elviria just a few minutes from the main part of Marbella. I've managed to catch up with lots of other owners and holdiay rental agents in the area over the past two days and they are all saying the same thing.

There appears to be a fair bit of worry as to wether their properties will be full throughout the high season. This time last, most if not all dates between end June and first week of September were already booked. Not only are owners reporting that they have high season summer 2009 dates available, but they are also reporting that this resort is quieter now than it was this time last year. I can say that the area around Marbella and Puerto Banus seem VERY quiet even though it is early in the season.

Lots of private owners of villas and apartments in Marbella this year will already be feeling the pinch in terms of bookings, however as we reported in an earlier news blog, we believe that this will change.

Summer 2009 is when we will see the last minute booking rush from the 80's rear it's ugly head once again!!!!

Summer holiday package prices rise sharply

Latest figures reported by The Independent state that Travel operators are increasing their prices on summer holidays by about 40 per cent. This might mean that the average cost of a Mediterranean break for a family during this year will go up by up to £500.

Thousands of UK holidaymakers are finding the traditional week abroad by the sea out of reach due to rising prices at "bargain basement” destinations including Egypt and Turkey and the lower exchange rate of the pound against several currencies.

In addition, several major travel companies including TUI and Thomas Cook have cut the number of their portfolio of holidays by at least two million of their 13 million package holidays as part of their efforts to enhance their profit margins and improve stability.

Co-operative Travel, the largest independent travel agent in Britain has stated that the cost of a holiday abroad for a family consisting of two adults and one child has gone up in 2009 to £1,742 from £1,466 reported in 2008, which is up by about 18.8 per cent. In fact, the cost of some holidays has soared up in cost, such as a holiday to Ibiza, which has gone up by 25 per cent, from £1,116 to £1,400. A break to Bodrum in Turkey has increased by 40 per cent, from £1,095 to £1,538.

UK holiday destinations benefiting from strengthened euro

A recent report compiled for the budget hotel chain Travelodge reveals that more than half of UK holidaymakers confirm they had decided to take their breaks closer to home this summer. In addition, the report has listed Blackpool and the West Country among the top destinations.

The survey involved about 3,500 Britons, and has discovered that about 54 per cent of them have planned to take their summer holidays in the UK. Most of them said that they would prefer heading to the coast, with around 13 per cent said they would prefer visiting Blackpool.

On the other hand, fifteen per cent stated they would be going for their holidays in the south-west.

Commenting on the survey data, Guy Parsons, the managing director of Travelodge, said this was great news for the country"s domestic tourism industry. However, he stressed that Britain was not doing its best to attract foreign tourists, who are most likely to visit to take advantage of the strength of the euro against the pound.

Official statistics point out that the number of foreign tourists arrivals fell by 4.5 per cent in October 2008, when compared with the same month in 2007.

He said, "If marketed correctly the UK has the chance to position itself as the top value destination in 2009. With the strong dollar and euro, a trip to London can become an affordable luxury.

Already several tour operators have cut back on the number of holidays offered by them abroad for summer 2009 because of a fall in demand.

FCO and ABTA"s 2009 Travel Trends Report says the number of bookings for flights to Egypt from the UK has increased by about 28 percent over the last 12 months. Also, visitors to Turkey has risen by 32 percent. The data reveals that an increasing number of Brits are choosing to travel to countries that don"t have the Euro, mainly on account of the poor exchange rate with the pound.

Commenting on the trend suggested by the data, Frances Tuke, from ABTA, said that travellers had turned "more adventurous" over the last few years, especially because non-eurozone countries offered good value for money options.

He added, "But when travelling to these destinations, it is very important to check Foreign Office advice and ensure you make sure you see a health professional who will recommend what vaccinations you may need and what precautions you should take.

However, the FCO has advised travellers to first familiarise themselves with the laws and customs of countries located outside the eurozone before travelling besides taking out appropriate travel insurance.

Can private holiday home owners really afford to cut back on advertising in a Recession?

Ok....so right now, things ain't great in terms of the economy....the banks aren't lending, manufacturing, advertising and many more industries are feeling the effect of the Credit Crunch, but what does that mean to private holiday home owners.....

Well, you can bet your bottom dollar (or £ or €) that people are going to have less money to spend on holidays this year. We are also hearing reports of massive government advertising campaigns asking people to holiday in their own country this summer. Plus, with more and more people unsure of their future employment status, I'm sure that there will be many holding off on expensive holidays this year or at least waiting until the last minute.

Doom and Gloom.....NO, we don't think so. Take the first lot of people, those with less money (for whatever reason) this year....well, they may look at a package holiday.....but wait, these are NOT cheaper than last year because package holiday companies made sure that they had less for this summer as they had (like us all) been warmed of this economic downturn, so their prices stay high and still a private rental looks attractive.

Now, what about those taking the governments advice and staying in their own country to holiday in 2009. Well, we've all heard it before, 'it's cheaper to go abroad than go away in this country' and this year is no different. For UK holiday makers, Spanish and Portuguese resorts are giving great credit crunch offers on meals and drinks etc. to try and bring people out, while the Spanish and other EURO spending travellers are loving the current exchange rate.

For those last minute booker's, just watch them come and especially from the UK market. As soon as the UK weather picks up, you'll see them come out of the woodwork, looking for that bargain.

Ryanair slammed over toilet charge proposal

Ryanair has been criticised over a suggestion that it may start charging customers to use its aircraft toilets.

On BBC television this morning, chief executive Michael O’Leary suggested Ryanair could charge customers as much as £1 to use its onboard toilets.

He added: “One thing we have looked at in the past and are looking at again is the possibility of maybe putting a coin slot on the toilet door so that people might actually have to spend a pound to spend a penny in future.”

He denied that passengers could get caught short without the money, adding: “I don’t think there is anybody in history that has got on board a Ryanair aircraft with less than a pound.

“We’re all about finding ways of raising discretionary revenue so we can keep lowering the cost of air travel.” However, O’Leary’s proposals for the low cost airline have already been attacked by Which? Holiday head of research Rochelle Turner.

She said: “It seems Ryanair is prepared to plumb any depth to make a fast buck and, once again, is putting profit before the comfort of its customers.

“Charging people to go to the toilet might result in fewer people buying overpriced drinks on board, though - that would serve Ryanair right.”
